What's the difference between Core and Premium management plans?

Both plans include leasing, maintenance coordination, rent collection, and monthly reporting.

Premium adds priority maintenance response, more frequent property inspections, enhanced owner reporting, and proactive equipment lifecycle monitoring.

What does the leasing/placement fee cover?

The placement fee covers marketing your property, listing it across major rental platforms, coordinating showings, processing applications, running tenant screening, and handling lease preparation and move-in coordination.

You’re not just paying for a tenant, you’re paying for the process that gets you the right tenant.

Is there a fee when my property is vacant?

Management fees are typically tied to collected rent.

When the unit is vacant, you’re generally not paying a monthly management fee but leasing activity (marketing, showings, screening) is covered by the placement fee when a new tenant is secured.

An example of an exception to this would be if the property is between residents and undergoing renovation.

What does tenant screening actually include?

Screening includes credit history review, income verification, rental history, employment verification, eviction history, and criminal background check.

We apply consistent, owner-approved written criteria to every applicant, which also protects you from fair housing exposure.

What happens if something needs emergency repair at 2 AM?

We coordinate after-hours emergency maintenance.

Depending on your plan, we’ll triage the issue, dispatch a vendor, and notify you.

You’re not getting a 2 AM phone call – we handle it and keep you informed.

Do I have to sign a long-term contract?

Our management agreements are structured to be fair to both sides. Either party can terminate with written notice.

We believe you stay because the service is worth it, not because you’re locked in.

What are your standalone services for owners who don't want full management?

We offer three standalone options for owners who only need specific help:

  • Fix My Maintenance (ongoing repair coordination)
  • Find Me a Tenant (placement and lease-up only)
  • Turn My Unit (turnover and make-ready coordination between tenants)

Each is a separate agreement with no full management required.

Who actually pays for repairs: me or Real Property Management Palisade?

You do.

We coordinate vendors, track approvals, manage communication, and document everything but repair costs come from you.

We work within spending limits you set and anything above your approved threshold requires your sign-off before we proceed.

What does "rent-ready" mean and who decides if my property meets that standard?

Rent-ready means the property appears, based on a visual review, to be in a condition reasonably suitable for marketing and move-in.

It’s not a code certification or legal guarantee. You make the final call on scope, timing, and listing readiness. We give you the information and coordination to get there efficiently.

Do you handle security deposits?

Under full management, we coordinate move-in funds and security deposit handling in compliance with New Jersey law.

Deposit accounting, deduction decisions, and tenant dispute resolution remain the owner’s responsibility; we coordinate the process and document everything.

For placement-only engagements, security deposit handling depends on what’s selected in your agreement.

Tenant Placement or Leasing Fee

This is the fee typically charged for finding tenants, screening potential tenants, and creating the lease. The standard fee for this service (collected by property management companies, full-service real estate companies, and independent real estate agents or realtors) is equal to the amount of one full month’s rent.

The tenant placement process begins by completing a detailed analysis of your property, which we use to determine the maximum market rental rate for your home. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.

If your home is already occupied by tenants not placed through Real Property Management Palisade, or if you hire your own outside agent to place a tenant and want us to take over with a lease already in place, no tenant placement fee is charged.

24/7 Maintenance Coordination

Managing maintenance can be one of the most stressful parts of owning a rental property, especially when issues happen after hours.

Our 24/7 Maintenance Coordination package gives self-managing owners a professional system for handling resident repair requests, emergency triage, vendor dispatch, communication, and follow-up.

When a maintenance issue is reported, our team assesses urgency, coordinates with qualified vendors, keeps the owner informed, and ensures repairs are handled in a timely, organized manner.

This service is ideal for owners who want to remain involved in managing their property but do not want to be the first call every time something breaks.

  • $149/month first door
  • $99/month per door for doors 2-5
  • $89/month per door for doors 5+
  • $49 per vendor-dispatched work order

*Vendor invoices are paid directly by the owner whenever possible. If Real Property Management Palisade processes the vendor invoices: 3% maintenance administration fee, $10 minimum

Unit Turnover Coordination

A smooth turnover can make the difference between a property sitting vacant and a property getting back on the market quickly.

Our Unit Turnover Coordination package helps owners manage the process from move-out to rent-ready, including condition review, repair planning, vendor coordination, cleaning, make-ready work, and final readiness checks.

We help identify what needs to be completed before the next resident moves in, coordinate approved vendors, monitor progress, and provide updates along the way.

This service is designed for owners who want professional help getting a vacant unit ready for market without having to manage every contractor, estimate, and follow-up themselves.

*Vendor invoices are billed separately. Larger renovation, insurance, restoration, or construction-related projects may be quoted separately.
